Witam serdecznie wszystkich forumowiczów, chciałbym skorzystać z Waszej wiedzy i zweryfikować efekty prac budowlanych na osiedlu, na którym kupuje dom jednorodzinny a więc od początku:

 

Koszt domu na dzień dzisiejszy 300.000zł

Działka 4700m2

Dom 83m2

Ogrzewanie prąd, kable grzewcze

 

Dom ma zostać oddać do użytku po nowym roku, czy coś według was powinno mnie zaniepokoić na zaistniałych zdjęciach? Z góry dziękuję za zainteresowanie oraz cenne informacje. Pozdrawiam.

Osobiście nie podoba mi się ta "ścianka kolankowa" z paździocha. Możliwe, ze to maskownica przed wstawieniem jakiejś konstrukcji z naświetlami, ale skoro pytasz, to mówię. :) Jak to jest zrobione w domku z prawej strony? Wywinięcie folii kubełkowej też mnie razi.

Ten daszek jest podparty - rozumiem, że będą słupy. Jeżeli to wspornik to podparcia by nie było.

Ściany widzę z SOLBETU (na opakowaniu było napisane na jednej z palet. Dojdzie jeszcze ocieplenie, okna i zacznie to wyglądać.

Zauważyłem, że odprowadzenie wody z dachu jest tylko z jednej strony. To celowe rozumiem?

Nie wiem, czym jest wykończony komin. Zwróciłem tez uwagę na podbitkę przy ścianie szczytowej. Brak drabinek przeciwśnieżnych, ławy kominiarskiej i żadnego okna ani wyłazu dachowego nie widzę. Tyle z obserwacji na szybko.

Jeżeli chodzi o rynny to myślisz, że przy dużych opadach deszczu upust wody z jednej strony może nie nadążyć odprowadzać deszczówki? Komin jest tylko wentylacyjny w budynku nie ma komina spalinowego. Poddasze ma zostać obite na podłodze płyta OSB a wyłaz na poddasze ma być w ustalonym miejscu, na poddaszu można zrobić pokoje ale strop nie da rady utrzymać ciężarów więc łazienki na górze robić nie można. Takie informacje podał inwestor.

trochę to dziwne, że strop nie wytrzyma łazienki, a wytrzyma pokoje.

Na wytrzymałość użytkową stropu są normy - i jeśli się nie mylę, nie ma rozróżnienia na łazienkę i pokoje.

Ten daszek na wizualizacji projektu jest na oko sporo grubszy niż ten wylany w realu, więc może jest tam przewidziane 5 - 10 cm styropianu, który pewnie będzie dołożony w czasie ocieplania budynku...

Nie nie, z rynną wszystko ok. Odprowadzenie wody z połaci zależy od spadku dachu, spadku rynny, powierzchni dachu, przekrojów systemu odwodnienia i lokalizacji rury spustowej. Chyba, ze to okno w ścianie szczytowej załatwi temat. Pisałeś, że masz tam zamiar urządzić pokoje. Co do stropu - ciekawe, że strop nie wytrzyma obciążenia. Hej, bardzo dziękuję za zainteresowanie temat i Wasze odpowiedzi oraz przepraszam za długi czas nieuczestniczenia w dyskusji, rodzinny weekend i człowiek zapomina o całym świecie hehe.

Jeżeli chodzi o zagospodarowanie poddasza to na razie będzie służyć tylko jako strych, przechowywawlnia przydasi. W przyszłości gdy sytuacja życiowa zmusi to będę chciał wykorzystać te przestrzeń na dodatkowe sypialnie. 

 

Ogólnie to co myślicie o tej inwestycji, postoi ten domek trochę? Macie jakieś rady co można przypilnować lub poprawić na tym etapie? Każdą radę docenię i z góry dziękuję za dalsze zainteresowanie tym temat. Pozdrawiam :)

Jak mają zaplanowane/wykończone sąsiednie budynki?

Jak dodatkowe sypialnie, to i jakaś łazienka (WC i prysznic) przyda się...

 

Tak gęsto umieszczone wiązary, płyta OSB na podłodze i nie ma możliwości, żeby cokolwiek stało się, gdy zrobisz na górze łazienkę... oczywiście z brodzikiem, nie wanną... W razie wątpliwości dasz jeszcze jedną grubą płytę OSB w miejscy, gdzie ma być łazienka...

 

Można pomyśleć - teraz w trakcie budowy, jeśli już wiesz, że to JEST TWÓJ domek - dodać (dokupić i dowieźć, dogadać się z deweloperem, dogadać się z kierownikiem budowy) ze trzy, cztery belki orientacyjnie w miejscu, w którym ma powstać ewentualna łazienka (najpewniej nad łazienką zaprojektowaną na parterze - ze względu na łatwiejsze późniejsze podpięcię wody i kanalizacji)... choć myślę, że to nadmiar ostrożności...

 

Jaka jest odległość pomiędzy wiązarami? oceniam na 90 cm d0 1 metra...

Pas dolny tego wiązara jaki ma przekrój. Tam na przekroju jest krojenie miedzy belkami dolnymi przez wartswe izolacji. Masz innych przekrój z widokiem na te ścianki kolankowe czyli krojenie na rzucie prostopadle do tego , co jest teraz. Tam na 99% można ułożyć podłogę i bezpiecznie obciążyć. Przecież tam ludzie będą chodzić, a nie regały magazynowe stać :) Zgaduję, że pas dolny wiązara ma przekrój krokwi, chyba, że jest zrobiony jako kleszcze. Zgadywanka.

U ciebie coś podobnego jest.

W sobotę będę na budowie, zobaczę jak postępy i zmierzę tę odległości między wiązarami. Zaczynam myśleć coraz bardziej o instalacji klimatyzacji biorąc pod uwagę, że dom będzie ogrzewany prądem a licznik będzie dwutaryfowy to klimatyzacja chyba jest spoko pomysłem(można nią dogrzewać, kolejne źródło ciepła tylko na to samo paliwo prąd)  Przy panelach fotovoltaicznych klima wliczona w koszta eksploatacji prądu zwiększy chyba powierzchnię paneli na dachu? Założenie klimy przed zrobieniem elewacji to chyba dobry pomysł? Co jeszcze proponujecie ogarnąć już na etapie remontu i budowy w domu żeby później mieć mniej roboty? Schody i piętro na razie odpadają to za duża inwestycja. Pozdrawiam.

Klimatyzacja jst dobrym pomysłem. Biorąc pod uwagę pseudo zimy w południowo-zachodnich rejonach kraju można się nad tym powaznie zastanowić. Można jeszcze pomyśleć o ogrzewaniu elektrycznym + rekuperacji.
